Multifamily Project Manager
7–10 Years of GC Experience | Statewide Travel Required | North Carolina
The Multifamily Project Manager oversees planning, coordination, and execution of multifamily projects across North Carolina. This role requires a detail‑driven builder with 7–10 years of experience working for a general contractor, a strong understanding of multifamily construction, and the ability to manage multiple stakeholders while traveling to project sites statewide. The ideal candidate excels in schedule management, cost control, subcontractor leadership, and client communication.
Key Responsibilities
- Lead all phases of multifamily projects from preconstruction through closeout, ensuring alignment with scope, budget, and schedule.
- Coordinate closely with Superintendents and field teams to maintain sequencing, resolve issues, and support daily production.
- Oversee subcontractor procurement, buyout, contract administration, and performance management.
- Manage project financials including forecasting, cost tracking, pay applications, and change management.
- Review drawings, specifications, and submittals; manage RFIs and ensure timely responses from design partners.
- Maintain strong communication with owners, architects, engineers, and internal teams, ensuring expectations are met and risks are addressed early.
- Support schedule development and updates, identifying critical path activities and implementing mitigation strategies.
- Conduct regular site visits across North Carolina to monitor progress, quality, and safety.
- Lead project meetings, maintain documentation, and ensure compliance with company standards and regulatory requirements.
- Drive a culture of accountability, collaboration, and proactive problem‑solving across all project teams.
Qualifications
- 7–10 years of experience as a Project Manager or APM with a general contractor, specifically on multifamily projects.
- Proven success delivering garden‑style, podium, wrap, or mixed‑use residential communities.
- Strong understanding of structural systems, MEP coordination, building envelope, and interior finishes.
- Proficiency with construction management software (Procore, Bluebeam, MS Project, or similar).
- Excellent communication, leadership, and client‑facing skills.
- Ability and willingness to travel throughout North Carolina as project needs dictate.
- Bachelor’s degree in Construction Management, Engineering, or related field preferred.
