A Multifamily Estimator/Preconstruction Manager in the DMV market must combine technical depth, market awareness, and strong communication skills to support early‑phase project success. This role is designed for a builder who can lead estimating efforts, collaborate with design partners, and guide owners through budgeting and scope alignment for multifamily and mixed‑use projects. Candidates should bring 5–10 years of experience working for a general contractor with a strong track record in multifamily and/or commercial estimating.
Role Overview
The Estimator/Preconstruction Manager is responsible for developing accurate budgets, managing design‑phase coordination, and supporting project teams from concept through GMP. This includes quantity takeoffs, subcontractor outreach, value engineering, and risk identification. The role requires a deep understanding of multifamily building systems, regional pricing trends, and the unique cost drivers of the DMV market.
Key Responsibilities
- Prepare conceptual, schematic, and detailed estimates for multifamily and mixed‑use projects.
- Perform quantity takeoffs, cost analysis, and scope reviews across all CSI divisions.
- Lead subcontractor outreach, bid leveling, and scope alignment to ensure complete and competitive proposals.
- Collaborate with architects, engineers, and owners during design development to maintain budget alignment.
- Identify cost‑saving opportunities through value engineering and constructability recommendations.
- Develop and maintain historical cost data, unit pricing, and market benchmarks specific to the DMV region.
- Support development of GMP proposals, bid packages, and preconstruction schedules.
- Review drawings, specifications, and addenda for accuracy, completeness, and potential risks.
- Coordinate with project management teams to ensure smooth handoff from preconstruction to operations.
- Participate in client presentations, interviews, and business development efforts as needed.
Qualifications

5–10 years of estimating or preconstruction experience with a general contractor, preferably in the multifamily sector.
- Strong understanding of multifamily building systems including structural, MEP, envelope, and interior scopes.
- Experience with commercial estimating is beneficial, especially in mixed‑use or podium projects.
- Proficiency with estimating software (Bluebeam, On‑Screen Takeoff, Sage/Timberline, or similar).
- Strong analytical, organizational, and communication skills.
- Ability to interpret drawings, specifications, and technical documents with precision.
- Familiarity with DMV subcontractor markets, pricing trends, and permitting considerations.
- Bachelor’s degree in Construction Management, Engineering, or related field preferred.
