Job Summary

We are seeking a skilled and proactive HVAC Specialist to join our property management team. The primary responsibility of this role is to maintain the mechanical, life safety, electrical, plumbing, and hardware systems of the assigned commercial property in superior working condition. You will focus heavily on diagnosing, servicing, and repairing commercial HVAC systems to ensure a comfortable and energy-efficient environment for our tenants.

Key Responsibilities

• System Operations & Maintenance: Operate, troubleshoot, and perform preventive and corrective maintenance on commercial HVAC systems, boilers, chillers, major/minor pumps, VAV boxes, and Building Automation Systems (BAS).
• Tenant Service Requests: Respond promptly and professionally to tenant work orders, addressing heating/cooling adjustments and basic building maintenance inquiries.
• System Diagnostics: Monitor, program, and adjust energy management systems to ensure peak performance, optimal indoor air quality, and minimized energy consumption.
• Life Safety & Compliance: Monitor the building's life safety systems. Ensure safety protocols are met, and post appropriate notices when systems are temporarily disabled for maintenance.
• Inventory & Parts Management: Identify, order, and maintain an inventory of mechanical parts, filters, and light bulbs. Coordinate with vendors and senior engineering staff for approved and unbudgeted expenditures.
• Collaboration: Maintain clean, organized mechanical and electrical rooms. Coordinate schedule coverage with the Chief Engineer to ensure consistent operational uptime.

Qualifications & Experience

Required:

• Education: High school diploma or GED equivalent.
• Experience: 3+ years of hands-on experience operating and maintaining mechanical, electrical, plumbing, and HVAC systems in a commercial property setting.
• Certifications: EPA Section 608 Universal Certification (required for handling refrigerants).
• Skills: Strong communication skills, basic computer literacy (including Microsoft Outlook for work orders), and a solid understanding of commercial HVAC blueprint reading and electrical diagnostics.

Preferred:

• Technical Education: Graduation from a vocational HVAC program or completion of a recognized apprenticeship.

Physical Requirements

• Ability to stand, walk, climb ladders, and navigate tight or confined mechanical spaces.
• Ability to lift up to 50 lbs.
• Willingness to work in varying environmental conditions (roofs, mechanical rooms, outdoor seasonal temperatures).
