VP, Director of Property Management and Asset Services

Position Summary:

The Director of Property Management and Asset Services reports directly to the Managing Principal and Chief Operating Officer. They are responsible for the overall management, performance and operation of first class commercial office buildings in the company portfolio. Primary obligation is to provide outstanding customer service to Investors and Owners through innovative, responsible and responsive building management and financial management techniques. The Director of Property Management and Asset Services should have an overall understanding of Property Operations and Asset Management. They should have a complete and thorough understanding of the Property Management Agreements, Operating Plans, and long term strategic plans for the portfolio. They directly supervise the property management staff assigned to the portfolio and will assist with the regular training on property management topics to ensure consistency in practices, policies and procedures. The Director of Property Management and Asset Services is directly responsible for mentoring and developing staff members, hiring new team members, and managing and recognizing his or her team. This position sets the strategic direction of the Property Management Department and assists in the cultivation and development of new business.

Position Responsibilities:

Department Leadership

  • Collaborate with all Departments Heads on delivering company service offerings in a first class manner including Engineering, Accounting, Marketing, IT, Leasing, Legal, and Construction Management.
  • Collaborate with Senior Leadership to develop and execute strategic business plans for growth and profitability.
  • Assist with the development and implementation of companywide and/or department wide initiatives or best practices. 
  • Lead regularly scheduled department meetings for reporting, collaboration, and problems/issues identifications. 

Personnel Management

  • Responsible for the recruiting, supervising, monitoring, mentoring and setting performance goals and regular performance evaluations for property management staff. 
  • Provide ongoing training for the property management team to enhance abilities, increase knowledge and understanding of the entire operation. 
  • In connection with the Senior Vice President of Engineering, indirectly manage company’s in-house team of building engineers and porters.
  • Prepare and conduct reviews of property management staff as requested. 
  • Responsible for subordinate’s activities

Property Operations

  • Responsible for development and implementation of standard operating procedures in areas which are key to providing quality customer service, minimizing risk, and increasing value at all properties. Ensuring compliance with all federal, state, and local regulations.
  • Oversee property management operations at a portfolio level. Ensure all properties’ budgeting, financial reporting, vendor management, tenant relations, physical appearance, and maintenance are conducted in a first class manner and to company standard.
  • Ensure transactions or requests with staff, vendors and building clients are conducted in a first class manner and with outstanding customer service at all times. 
  • General oversight for the energy conservation and utility supply procurement for each property across the portfolio as well as chief oversight for the implementation and oversight of the Energy Star and DC benchmarking application for each building. 
  • Provide oversight of the department’s sustainability policies and procedures, supporting at the property-level where needed. 
  • Deliver solutions and hands-on support where necessary to satisfy property management obligations and to solve operational and managerial challenges. 

Investors and Owner Relations

  • Act as a primary contact and relationship manager for property owners and investors across the portfolio, presenting tailored property management solutions.

Business Development

  • In conjunction with senior leadership team, identify, pursue, and secure new third-party property management assignments in the Washington, DC region.
  • Participate in proposal development, RFP responses, pricing strategies, and new business presentations.
  • Represent company at industry organizations and networking functions to enhance brand visibility

Project Management 

  • Communicate changes and progress. 
  • Complete projects on time and within budget.

Miscellaneous 

  • Represent company by participating in business and community related associations such as AOBA, BOMA, and civic associations. 
  • Attend weekly department meetings for reporting, coordination and problems/issues identifications. 
  • Oversee due diligence process in acquisition and disposition of a project. 
  • Participate in the acquisition of new business by attending presentations and writing proposals. 
  • Assist with the development and implementation of companywide and/or department wide initiatives or best practices. 
  • Assist with the day to day operations of the property management department.

Position Qualifications

  • Bachelor’s degree in Finance, Business, or related field is required
  • 10+ years of experience in Commercial Property Management is required
  • Real Property Manager (RPA) and/or Certified Property Manager (CPM) is preferred
  • LEED Green Associate, WELL AP, or WELL AP designation is preferred
  • Strong leadership and team management experience, with the ability to inspire and develop staff and collaborate with others
  • Excellent business communication and negotiation skills, with a client-focused approach
  • Ability to thrive in a fast-paced, results-driven environment
  • Ability to interface with personalities at all levels and in all areas of the commercial real estate industry
  • Proven experience with strategic planning
  • Exceptional organizational skills and the ability to handle multiple concurrent deadlines
  • Strong computer skills, including full proficiency in Microsoft Office, Word, and Excel


$200-240K Annually + Bonus
