Vice President of Property Management

Iowa City / Cedar Rapids Corridor

Our client is seeking a seasoned Vice President of Property Management to lead a diversified real estate portfolio across Eastern Iowa, including residential, student housing, commercial, and HOA assets.

This executive role oversees approximately 1,500 residential units and 250,000 SF of commercial space, leading a team of 25 professionals across property management, leasing, and maintenance. The VP will partner closely with ownership to drive portfolio performance, operational excellence, and long-term asset value.

What You’ll Do

• Provide strategic leadership for all property management operations
• Own financial performance, budgets, NOI, and capital planning
• Lead, mentor, and develop a multi-functional leadership team
• Establish KPIs, accountability, and performance standards
• Oversee leasing strategy, occupancy, and retention
• Ensure compliance with Fair Housing, landlord–tenant law, ADA, HUD, and HOA regulations
• Serve as a key advisor to ownership, institutional partners, and HOA boards

What We’re Looking For

• 10+ years of progressive property management leadership experience
• Proven success overseeing residential, commercial, and HOA portfolios
• Strong financial, operational, and people leadership skills
• Executive presence with an owner’s mindset
• CPM®, RPA®, CCIM®, or similar designation a plus
