Position Summary
The Site Development Manager (SDM) oversees the full development lifecycle of telecommunication sites — from feasibility through SCIP, permitting, and construction handoff. This position also manages all aspects of site acquisition, regulatory compliance, and permitting across right of way development projects.
The SDM is responsible for high-volume site acquisition and construction workflows with a focus on vendor management. This role requires a creative, adaptable professional with strong problem-solving and decision-making skills. The SDM will collaborate with cross-functional teams to ensure project success and profitability.
Key Responsibilities
· Serve as the primary point of contact for project, client, vendor, and landlord communications.
· Lead weekly project management calls and reporting; track and update milestone forecast dates.
· Drive teams to complete all site development stages, including underlying rights, A&E, regulatory/environmental, permitting, and construction.
· Manage project budgets, including quarterly and annual forecasts, purchase orders, invoices, and P&L ownership.
· Responsible for owning vendor payments and client invoicing for cost recovery.
· Maintain accurate milestone data in SiteTracker and other internal/client databases.
· Inspire and manage contractors, consultants, and internal teams to ensure on-time delivery.
· Identify and mitigate project risks in coordination with internal management.
· Establish and maintain relationships with municipalities to obtain necessary approvals and permits.
· Review and guide development feasibility studies and ensure site locations meet design and entitlement constraints.
· Collaborate with A&E firms to produce high-quality site drawings and exhibits.
Qualifications
· Minimum 5 years of small wireless facilities development experience in the New Jersey market.
· Proven ability to manage site acquisition vendors and drive deliverables to completion.
· Experience managing projects from development through construction.
· Demonstrated success in budget management and P&L ownership.
· Strong technical judgment with the ability to act decisively in complex environments.
· Self-motivated with excellent financial and organizational skills.
· Effective communicator on platforms such as Microsoft Teams and Outlook.
· Skilled in conflict resolution and landlord communications.
· Collaborative, professional, and results-driven team player.
· Entrepreneurial, technically adept, and client-focused.
· Ability to motivate diverse stakeholders toward shared goals.
· Excellent time management and prioritization skills across multiple concurrent projects.

· SiteTracker software experience preferred.
